Have you ever noticed how some agents seem to be everywhere, on Google, YouTube, Instagram, and even inside AI tools?

Today, being found online isn’t optional. It’s your lead funnel and your leverage. And with AI reshaping how people search, the rules have shifted again. After working with plenty of agents, I’ve learned one thing for sure: visibility is the new currency.

If people can’t find you, they can’t hire you.

Here are a few practical tips to help you stay visible, adapt to today’s changing landscape, and build trust as the go-to expert your clients turn to, online and off.

What is SEO? Search Engine Optimization, or SEO, is all about creating content that search engines, like Google, can easily find and rank.

Think of phrases like “homes for sale in Draper, Utah” or “best neighborhoods in Salt Lake County.” When someone types those phrases into Google, the search engine scans the internet for relevant content. If you haven’t posted anything, well, you’re invisible.

What is GEO? Generative Engine Optimization or GEO involves creating hyper-local, community-focused content that connects you to a specific area.

Instead of general advice, think niche: “How to buy a home in 840106 with high interest rates” or “Local real estate update for SugarHouse, November 2025.” Own your neighborhood online to become the go-to agent people trust.

AI is Changing the Game. AI is now deeply integrated into search. People aren’t just using Google; they’re turning to AI tools like ChatGPT and Claude. These tools summarize content and cite sources, so if you want to be recommended by AI for real estate queries, you need to provide trustworthy content. That means regularly including your name and your local area in your posts.

Four Rules to Get Found Online

Now that we’ve covered the basics, here are four rules to enhance your online visibility:

1. Be consistent. The algorithm loves frequent content updates, and so do your clients. Aim for at least weekly posts.

2. Brand yourself. Make sure your name, voice, and look are recognizable across all platforms. Consistency builds trust.

3. Become the local expert. Focus on your zip codes and community. Speak to your neighborhoods, parks, and streets. This relevancy is vital for your future buyers and sellers.

4. Make it entertaining. Stats can be boring. Use storytelling to engage your audience. Show your personality and energy, hooks that captivate.

Build a content strategy that works. Start by creating a geo-focused content calendar, scheduled weekly or monthly, to stay consistent without the stress. Your goal is to deliver real value to your clients while showing up exactly where they’re looking.

Here are a few high-impact content ideas that resonate with local buyers and sellers:

  • Hyperlocal market updates by zip code or neighborhood
  • Neighborhood tours, you can walk, drive, or use a drone for this
  • Spotlight local businesses you love, and your clients visit often
  • “A Weekend in Salt Lake City” reels. These are fun, fast, and highly shareable
  • Buyer and seller tips, but localized, because what works in Boise won’t fly in Salt Lake City

Now, get more mileage out of every piece of content you create. Leverage your content by turning one video into a full-funnel marketing engine:

  1. Record one three to five-minute video
  2. Transcribe it using Descript, Otter, or even ChatGPT
  3. Turn that transcript into a blog post (hello, local SEO!)
  4. Upload the full video to YouTube with geo-tagged titles and descriptions
  5. Cut short, punchy clips for Reels, TikTok, LinkedIn, and Facebook
  6. Paste key takeaways or the full transcript into your Google Business Profile

This isn’t about chasing virality or becoming an influencer. It’s about becoming unmissable in your market.

Today, when people need a real estate agent, they don’t call a friend first; they grab their phone and search. Your job is to show up as the trusted local expert in those results.
